We recommend staying off the driveway 24 hours for walking and 48 hours with your vehicle. The sealcoat dry time is usually affected by grade of asphalt. Newer unsealed asphalt surfaces may need 12 hours before the surface can get wet. Previously sealed asphalt surfaces with smooth surfaces can be safe from water damage in as little as 1 hour. Other factors like humidity, sun and temperature can also speed up or slow down the process.What is the best time of year to seal a driveway?
In Western New York the best time to seal coat is May through September. Wet and cold conditions under 50 degrees moves out of the recommended range due to a slower drying process.How do you prepare asphalt for sealing?
Trimming the grass from the perimeter of the driveway and power blowing any loose debris of of the surface. Yes, you can apply sealants in temperatures as low as 55 degrees. Even when applied at a temperature as low as 50 is ok as long as the temperature is above 55 Degrees for 4 hours. The application will have the same result as long as the sealer has ample time to dry which is slightly prolonged in cooler temperaturesHow much does sealcoating cost?
