Sealcoating is the first line of defense in protecting your driveway. People don’t typically look at sealcoating as an investment but it truly is. If you properly maintain your asphalt, you will avoid costly repairs and replacement of your driveway. Many factors contribute to the deterioration of asphalt, such as sun exposure, water erosion, oxidation, chemicals, freeze-thaw cycles and traffic. Our company applies all sealcoat emulsion by hand to the surface of the pavement. This application, as opposed to "spray on" applications, goes on thicker and therefore lasts longer. We also put an epoxy fortifier and sand in our mixture giving you the best product available. In addition to protecting the asphalt, sealcoating also has esthetic value. What is Sealcoating Asphalt?

Sealcoating, or pavement sealing, is the process of applying a protective coating to asphalt-based pavements to provide a layer of protection from the elements: water, oils, and U.V. damage.

Is Sealcoating Asphalt necessary?

Sealcoating a parking lot or driveway can offer some benefits.

The sun's ultraviolet rays and oxygen in the air can damage asphalt, making it brittle. Brittle asphalt can crack, allowing water to enter the paved surface. When water from snow or rain seeps through the asphalt or concrete, it can create pools of water underneath it, which lead to further cracking. Sealing protects the surface from damaging elements that can include:
  • Car fluids such as oil, gas or antifreeze
  • Rain
  • Snow
  • Ice
  • UV rays
  • Oxygen

How long before sealcoat gets wet?

We recommend staying off the driveway 24 hours for walking and 48 hours with your vehicle. The sealcoat dry time is usually affected by grade of asphalt. Newer unsealed asphalt surfaces may need 12 hours before the surface can get wet. Previously sealed asphalt surfaces with smooth surfaces can be safe from water damage in as little as 1 hour. Other factors like humidity, sun and temperature can also speed up or slow down the process.

What is the best time of year to seal a driveway?

In Western New York the best time to seal coat is May through September. Wet and cold conditions under 50 degrees moves out of the recommended range due to a slower drying process.

How do you prepare asphalt for sealing?

Trimming the grass from the perimeter of the driveway and power blowing any loose debris of of the surface. If the asphalt is covered by any debris not loose enough for the power blower, a steel wire broom is used to loosen debris before they are blown off of the surface.

What's the difference between asphalt and blacktop?

Asphalt and Blacktop Tarmacs. Both asphalt and blacktop can be called a tarmac. A tarmac is the material used for creating roads, runways and other high-traffic areas.

Can you seal asphalt in cold weather?

Yes, you can apply sealants in temperatures as low as 55 degrees. Even when applied at a temperature as low as 50 is ok as long as the temperature is above 55 Degrees for 4 hours. The application will have the same result as long as the sealer has ample time to dry which is slightly prolonged in cooler temperatures

How much does sealcoating cost?

The average cost for driveway sealing is typically between $.10-$.16 per square foot. The price also varies with different surface conditions and asphalt grade.
